The Role

Zerodraft is seeking a Multifamily Project Manager to manage a growing portfolio of multifamily energy efficiency projects from initial assessment through close-out and invoicing. This is a hands-on project manager role that works directly with our sales team, clients, utility programs, and field crews to ensure projects are completed on time, on budget, and to scope.

This role is ideal for someone who is comfortable moving between the field and the office – overseeing our on-site team while also managing project details, documentation, and communication with clients and program administrators.

Responsibilities

Project Management & Execution

● Manage multifamily projects from start to finish: review site assessments, handle utility approval paperwork, pre-project planning and scheduling, execution, close-out, and invoicing

● Develop and maintain project schedules, scopes, and documentation

● Track incentives, milestones, and deliverables across multiple active projects

● Conduct regular site visits to ensure quality, safety, and scope compliance

Client & Program Coordination

● Serve as the primary point of contact for property owners, managers, utilities, and state agencies across our core service areas (MD, DE, DC and northern VA)

● Coordinate project approvals and compliance with utility and state incentive programs

● Clearly communicate schedules, expectations, and project status to all stakeholders

● Proactively identify and resolve issues that could impact timelines or incentives

Site Assessments (Audits) & Scope Development

● Schedule and conduct site assessments (audits) at multifamily properties

● Develop clear, accurate scopes of work based on field conditions and program requirements. Scopes can include smart thermostats and smart water heater devices, in-unit and common-area lighting, EV charging, HVAC upgrades, and other measures.

● Support incentive and rebate applications with proper documentation and data tracking

Crew Coordination

● Work with field crews to plan and execute work efficiently in occupied buildings

● Assist with onboarding, training, and mentoring new field staff as needed

● Ensure work is completed safely, efficiently, and to utility and company standards

Marketing & Sales

● Lead weekly multifamily sales and project management meetings to review pipeline, opportunities, and strategies

● Help manage multifamily-specific company CRM / database

● Help improve multifamily-focused marketing collateral

● Participate in occasional multifamily-focused tradeshows and networking events to increase Zerodraft’s exposure and build executive level property owner and management contacts

● Support client-specific sales efforts, combining field visits and office work to reach out in person or remotely to property manager and other stakeholders

Project Types Include:

● Market-rate and affordable multifamily properties

● Utility and state incentive programs (BGE, Pepco, Delmarva, DHCD, MEEHA, etc.)

● Demand response programs

● Water conservation projects

● HVAC tune-up and replacement projects

● Lighting upgrades, controls, insulation, and other building system retrofits

What We’re Looking For:

● 3+ years of experience in project management, construction, energy efficiency, building systems, or a related field

● Experience managing active projects while also planning upcoming work, and maintaining the project pipeline

● Strong verbal and written communication and organizational skills

● Comfortable working with field teams and occupied buildings

● High proficiency with Excel, Google Sheets and project tracking tools

● Must have a valid driver’s license

● Willingness to travel locally to project sites (occasional overnight travel)

A Plus If You Have:

● Experience with utility incentive or energy efficiency programs

● Familiarity with HVAC, lighting, water heating, or building systems

● Technical experience with ASHRAE 62 ventilation requirements and/or Manual J heating load calculations is a bonus

● Industry certifications are a major plus, but not required:

○ EPA 608 Universal

○ BPI Building Analyst Professional (BA-P) and BPI Building Analyst Technician (BA-T), or

○ BPI Multifamily Building Analyst and at least one additional comparable building science certification, and/or

○ AEE Certified Energy Manager (CEM) or Certified Energy Auditor (CEA)

What We Offer:

  • Pay based on experience and qualifications: $65 ,000 - $85,000 per year
