Wates Property Services is looking for an experienced Site Manager to join our Planned Maintenance team, delivering a range of multi‑disciplinary social housing programmes across the West Midlands.
You will be responsible for managing multiple planned workstreams including kitchens and bathrooms, roofing, solar PV and retrofit works, ensuring projects are delivered safely, on programme, within budget and to the highest quality standards, while maintaining excellent relationships with residents and stakeholders.
This is a hands‑on role, leading site teams and supply chain partners across live occupied environments.

You will be responsible for managing multiple planned workstreams including kitchens and bathrooms, roofing, solar PV and retrofit works, ensuring projects are delivered safely, on programme, within budget and to the highest quality standards, while maintaining excellent relationships with residents and stakeholders.
This is a hands‑on role, leading site teams and supply chain partners across live occupied environments.
Key Responsibilities
- Manage day‑to‑day site operations across planned social housing works
- Coordinate and manage sub‑contractors, operatives and suppliers
- Ensure all works are delivered in line with programme, quality and cost controls
- Maintain the highest standards of Health & Safety, ensuring full compliance with company and statutory requirements
- Oversee multiple workstreams including internal, external, renewable and retrofit elements
- Conduct site inspections, toolbox talks and progress reviews
- Produce regular site progress reports and ensure accurate site documentation
- Work closely with Project Managers, Commercial teams and Resident Liaison teams
- Ensure smooth project handover and completion of job packs
- Proven experience as a Site Manager within planned social housing works
- Experience managing multiple planned workstreams (kitchens, bathrooms, roofing, renewables or retrofit)
- Strong background managing sub‑contractors in live occupied environments
- SMSTS or SSSTS qualified
- Full UK driving licence (essential)
- Strong organisational and communication skills
- Confident working across multiple sites within a regional patch
