We are looking to appoint an experienced Operations Manager to lead the delivery of responsive maintenance services across social housing portfolios in the West Midlands. This is a senior operational role with full responsibility for service performance, customer satisfaction, health & safety, and commercial outcomes across multiple workstreams including kitchens, bathrooms, roofing and heating.

Key Responsibilities

  • Operational leadership of responsive maintenance contracts within social housing
  • Management of kitchens, bathrooms, roofing and heating workstreams
  • Ownership of KPIs, SLAs, quality and customer satisfaction
  • Leadership of Contract Managers, Supervisors, operatives and supply chain partners
  • Ensure compliance with Health & Safety and statutory regulations
  • Programme planning and resource optimisation
  • Commercial performance including cost, margin and variations
  • Client relationship management with Housing Associations and Local Authorities
  • Driving continuous improvement and operational best practice

About You

  • Currently operating in an Operations Manager or similar role within responsive maintenance
  • Experience working for a Tier 1 contractor preferred
  • Proven delivery of high-volume reactive maintenance services
  • Strong leadership and people management skills
  • Commercially aware with strong operational judgement
  • Excellent communication and stakeholder management skills

Qualifications & Requirements

  • Construction-related qualification (HNC/HND or equivalent preferred)
  • Strong Health & Safety awareness
  • Full UK Driving Licence
  • IT literate with operational reporting experience
