Role Purpose

The Commercial Manager will safeguard the company's commercial position across live and prospective contracts, from tender pricing through to final account.


The role sits at the centre of contract governance, cost control, change management and commercial risk, working across NEC, JCT and public-sector procurement frameworks on occupied NHS and public-sector sites. You will ensure projects are delivered profitably while protecting the company's contractual and commercial position throughout the project lifecycle.


Key Responsibilities

  • Lead the commercial management of live projects, including cost control, valuations, change control and final accounts
  • Review and negotiate contract terms across NEC and JCT forms, including subcontract agreements
  • Manage change logs across live projects, assessing and pricing variations and compensation events
  • Provide commercial input into tender pricing, ensuring accurate cost build-ups, BoQ alignment and appropriate margins
  • Identify, assess and mitigate commercial and contractual risks throughout the project lifecycle
  • Manage issues relating to liquidated damages, defects liability periods, retention and contractual liabilities
  • Work with procurement teams and NHS/public-sector clients to resolve commercial queries, cost splits, funding applications and compliance requirements
  • Support bid teams with commercial clarifications, pricing methodology and OH&P justification during tender stages
  • Ensure subcontractor and supply chain contracts provide appropriate commercial and contractual protection
  • Champion commercial discipline across the business, with a focus on cost control, margin protection and contractual compliance


What We're Looking For

  • Proven experience as a Commercial Manager, Quantity Surveyor or similar commercial professional within construction, M&E, energy or renewables
  • Strong working knowledge of NEC and/or JCT contract forms
  • Experience managing the commercial aspects of live construction, installation or infrastructure projects
  • Strong experience with change control, valuations and final accounts
  • Confident negotiating commercial and contractual terms with clients, principal contractors and subcontractors
  • Strong understanding of commercial and contractual risk
  • Comfortable working on or around occupied and operational sites
  • Strong Excel and commercial reporting skills
  • Full UK driving licence and willingness to travel across the relevant region


Desirable Experience

  • Experience within solar PV, renewables, energy efficiency or wider decarbonisation projects
  • Experience working directly with NHS Trusts or other public-sector organisations
  • Familiarity with the Procurement Act 2023
  • RICS, CICES or similar professional qualification, or currently working towards one
