The Opportunity
We are seeking an experienced Director of Building Systems - Director of MEP with deep knowledge of commercial HVAC, mechanical, and building systems to support the ongoing operation, performance, and improvement of our 1-million-square-foot Class A office portfolio. This is an owner-side role working directly with our leadership team on both new development projects and existing properties to ensure building systems operate reliably, efficiently, and in alignment with long-term asset goals.
This role is ideal for a professional whose strengths are in:
- Commercial building systems and facilities engineering
- HVAC, mechanical, and MEP system operation and optimization
- Troubleshooting, commissioning, and lifecycle system management
- Coordinating vendors and contractors in occupied commercial buildings
This is not a design-heavy role. Practical field experience, sound engineering judgment, and operational excellence are paramount.
What You'll Do
- Serve as the technical owner's representative for building systems across an active Class A office portfolio
- Oversee day-to-day performance, reliability, and optimization of HVAC, mechanical, plumbing, electrical, and life safety systems across a portfolio of Class A properties
- Troubleshoot complex system issues, identify root causes, and implement corrective actions
- Coordinate and manage service contractors, controls vendors, and specialty trades
- Support and oversee commissioning, recommissioning, testing, and balancing activities
- Review system designs, shop drawings, submittals, and as-built documentation for capital and tenant improvement projects
- Partner with construction and facilities teams to ensure smooth transitions from construction to operations
- Lead capital planning efforts by evaluating system condition, remaining useful life, and replacement strategies—directly influencing multi-million dollar capital decisions
- Monitor energy usage and support efficiency, sustainability, and performance initiatives
- Ensure systems comply with applicable codes, standards, and operational best practices
- Maintain accurate system documentation, O&M manuals, and asset records
- Support tenant comfort, reliability, and responsiveness in occupied buildings
Who You Are
Required:
- Bachelor's degree in Mechanical Engineering, Facilities Engineering, Building Systems, or related field (or equivalent experience)
- 7–10+ years of experience in commercial facilities engineering or building systems roles
- Strong hands-on expertise with HVAC systems, central plants, controls/BAS, and mechanical infrastructure
- Experience supporting or operating Class A office buildings or similar complex commercial environments
- Proven ability to diagnose system issues and work effectively with contractors and service providers
- Familiarity with commissioning processes, preventative maintenance strategies, and lifecycle planning
- Comfortable reviewing technical drawings, submittals, and system documentation
- Highly organized, detail-oriented, and solutions-focused
- Strong communication skills and a collaborative, owner-minded approach
Preferred:
- Professional Engineer (PE) license (or actively pursuing)
- Certifications: CEM, LEED AP, CEA, or similar
- Experience with building automation systems (Trane, Automated Logic, Carrier IVu, Honeywell, Niagara, etc.)
