The Opportunity
Our Board and Executive Director are scaling our team to support building owners and financial institutions with decarbonization, climate risk management, and sustainable finance. We're hiring a Real Estate Finance Specialist at the intersection of real estate investment, energy transition, and finance—someone who takes ownership and has an entrepreneurial mindset. Managing priorities, staying on time and budget, and keeping everything on track are a given. The real value lies in being an independent and analytical thinker who can perform financial modelling, structure research, proactively execute work with an eye to the implications for our clients.

Responsibilities
Client Engagement & Advisory
- Provide analysis, research and build presentations with Affine leads on projects with our diverse clients: financial institutions, housing providers, and real-estate owners.
- Do the practical work to integrate climate and sustainability considerations into investment, lending, and development decisions.
- Conduct financial and policy modelling.
Technical & Financial Analysis
- Perform financial modelling for retrofit and new-build projects, including payback periods, IRR/NPV analyses, and sensitivity to carbon pricing or incentive structures.
- Perform comparative valuation models using a Discounted Cash Flow model, and other approaches to show impact of different carbon and climate performance levels.
- Quantify GHG emissions, energy-use intensity, and resilience metrics across building portfolios.
Research & Policy Insight
- Research and keep up to date files on financing options such as green bonds, blended-finance structures, CMHC MLI Select, and capital-relief mechanisms for green assets.
- Track emerging sustainable-finance frameworks (e.g., OSFI B-15, ISSB, EU Taxonomy) and housing-sector policies relevant to climate risk and capital access.
Program Design & Implementation
- Support analysis and design of green-loan programs, retrofit financing pilots, or portfolio decarbonization roadmaps.
- Provide feedback from a real estate owner and lender perspectives on possible changes to property valuation models and government policies.
Team & Business Development
- Contribute to funding and new project proposals.
- Support the research and writing of thought-leadership pieces.
- Support continuous improvement of Affine’s analytical tools, frameworks, and data platforms.
Experience
- A minimum of 2 years professional experience in commercial real estate, financial analysis for real estate investments, or brokerage.
- Bachelor’s degree in finance, real estate, accounting, or a related field.
- Strong knowledge of real estate asset management, investments, business case development, and financial analysis.
- Strong analytical skills and ability to transform large amounts of raw data into actionable reports and recommendations (advanced Microsoft Excel).
- Highly detail-oriented with the ability manage competing priorities and a proactive approach to problem-solving.
- Personal attributes: Listen and seek first to understand, life-long learner, self-starter.
Value-added qualifications
- Sustainable real estate finance, energy efficiency / GHG management; including a technical understanding of decarbonization mechanisms and technologies and renewable energy.
- Experience with real estate standards and GHG quantification frameworks such as GRESB, PCAF, GHG Protocol, TCFD, CRREM.

- Contract Details: This is a temporary, full-time position through March 2027, with the possibility of extension based on organizational needs and funding.
