Job Title: Vertical Construction Project Manager Job Description We are seeking a dedicated Vertical Construction Project Manager responsible for overseeing the entire lifecycle of construction projects from initiation through completion. The role involves planning, scheduling, resource allocation, quality control, and safety, ensuring projects are delivered on time, within budget, and according to specifications. This position requires collaboration with architects, engineers, superintendents, the preconstruction team, subcontractors, and clients. Responsibilities

  • Plan all phases of the construction lifecycle from initiation to completion.
  • Ensure timely acquisition of permits and adherence to regulations.
  • Order necessary supplies, tools, and equipment according to project specifications.
  • Align projects with agreed-upon plans, negotiate timelines and resources with management, and secure client approvals.
  • Collaborate with architects, engineers, and subcontractors to meet specifications.
  • Write and submit testing, inspection, and quality assurance reports as required.
  • Monitor execution of each project phase and milestones, addressing any deviations, quality, or timing issues.
  • Ensure compliance with all local, state, and national building codes, regulations, and safety precautions.
  • Utilize PROCORE project management software to update schedules, track progress, and document project progression.
  • Manage multiple projects simultaneously at various stages with budgets ranging from $250K to $15M.
  • Represent owners, architects, consultants, government authorities, vendors, and subcontractors.
  • Administer financial aspects of the owner's contract, subcontracts, and purchase orders through Procore software, adhering to budget, timelines, and quality standards.
Essential Skills
  • 5+ years of experience managing vertical construction projects.
  • Proficiency in PROCORE project management software.
  • Ability to review drawings and read blueprints.
  • Strong project management, construction, and civil engineering skills.
  • Experience with change orders, RFIs, planning, scheduling, budgeting, scope management, and scheduling.
  • Experience with K-12 or Higher Education renovation and/or new build projects.
Additional Skills & Qualifications
  • Experience in managing security vestibule upgrades, including shatterproof and bulletproof glass installations, security window reception vestibules, visitor management systems, and interior upgrades.
  • Experience in modifications to plumbing, electrical, sprinkler, and HVAC systems.
Work Environment The Project Manager will work either on-site or in the office, focusing on projects with budgets ranging from $5M to $20M. The current project involves security vestibule upgrades at 25 schools, with the goal of installing vestibules at all 138 DeKalb County schools by 2027.
